Job Description

Are you ready to lead in this new era of technology and solve some of the world s most challenging problems If so, lets talk.Your Role and Responsibilities Reporting to the APAC GRE Director, the D&C Leader will be responsible for delivering strategic real estate workplace standards and solutions in collaboration with GRE colleagues and supply partners that differentiate user experience and showcase IBM technology brand and culture. Bring innovation to the workplace, continuing to evaluate alternative methods that drive efficiency and improve processes, work methodologies, budgets, schedule, quality, risk, and customer experiences. Who you are: As a Design Program Manager- APAC, you provide internal Design, and project management teams across the geography/ Region. Lead contact for project Global COEs, external service providers for project management and design services. Build relationships with external providers. Elevate the IBM GRE brand through benchmarking, industry networking, organizational affiliations, and active participation.Provide thought leadership and industry networking to identify technology solutions, Analysis, optimization, and deployment of technology solutions. Promote regional/global standardization of technology solutions and data integrity and Development and implementation of rollout, training, and refresh plans for technology initiatives.What you ll do: Lead D & C projects across your designated region for all size and scale projects. Key contact point for all internal stakeholders and external service providers. Ensure LEED and WELL compliance in all design projects. Maintain current regional costs for the design standards and guidelines, to be used for initial budgeting and validation of service provider estimates. Integrate all pillars within the geography into end-to-end project delivery, including contracts, workplace, transactions, and facility management.Drive IBM Workplace standards: High level or organizational ability with proven communication skills. Manage and promote IBM workplace innovation and technology within IBM locations. Maintain awareness of latest D & C innovations and improvements. Accountable for all project specific change management pertaining to design and scope modifications to the workplace standards and contract. Budget Management: Approval body for all business case inputs (design, schedule, budget, risk, landlord scope and initial client requirements and associated cost). Drive maximum cost benefits with external providers. Ensure on time on budget projects. Facilitate and coordinate with service providers, finance, procurement the issuance of purchase orders, invoicing, change orders and reconciliation and validation against contract scope. Stakeholder Management: Responsible for local end user stakeholder management and communication from ideation phase through project completion. Voice of the client, facilitating feedback through design, construction and business operations post construction. Drive year over year improvement of client experience. Risk Management: Manage risk, audit, and compliance for project delivery. Facilitate service provider adherence to all processes, policies, and financial controls. Drive accuracy of reporting and data input for cost, quality, schedule forecasts.Lead a team of core engineering and architectural expertise to provide guidance and support to our geography teams and work collaboratively with geo focals to implement global standards to promote the IBM brand while also enabling local cultural influences. Define standards, provide guidance and support to geos in the following areas: Workplace Design Standards including IOT and AV, Workplace Experience, Space Planning tools; Strategic Project Support and Design Validation; Budget Standards and Estimation Validation as necessary; Business Case Support; Design Consultancy and Validation; Collaborate with Procurement, GRE teams on Contracting and Supplier requirements; Contractor Performance, Metrics and Innovation.

    Required Technical and Professional Expertise
    • Typically requires a BS/MS degree with relevant Project functional expertise, with a strong preference for advanced degree and/or ongoing coursework.
    • Extensive industry experience spanning more than 15 years will be considered to be equivalent.
    • Diversity in the application of the functional knowledge is also required (i.e. multiple markets, real estate/facility types/environments, complexity, scale and span of control).
    • Any industry certification CoreNet-MCR or other familar CRE industry affiliations.
    • Willing to operate outside historic comfort zone and ability to challenge the status quo, unencumbered by legacy structure, roles and process to think outside the box
    • Ability to build strong working relationships and drive buy-in Superior subject matter expertise Delivery and Partner Strategy within the functional discipline proven success in the execution of diverse efforts within the discipline, in both domestic and international markets awareness of international market-based discipline practices, regulatory constraints and cultural affairs an integral part of industry networks allowing for the import of best practices a passion for excellence and a dynamic ability to convey the passion extensive experience in process mapping, optimization, lean, six sigma, etc., and the development/deployment of associated tools. Proven success in the translation of process to execution working level knowledge of relevant technology applications within the functional discipline
    Key success factors include functional subject matter expertise (practical knowledge & credibility), champion improvements, ability to bridge geography and culture to influence others, analytical capacity (data capture & benchmarking), drive for urgency and simplicity, translate strategy to tactical delivery model, balance enterprise and market demands. Change Management- paints a clear and compelling picture of the future state of change in order to drive team and stakeholder behavior.
    • Client Management- develops knowledge of client s business environment to understand business drivers.
    • Consultative Behavior- creates relevant recommendations by considering business direction, requirements, and challenges.

    Preferred Technical and Professional Expertise
    • Yes, minimum of 15 years in leading Design & Project activities and managing the function.
    • Core competencies include research, planning & prioritization; negotiation & decision-making skills; translation of strategy to tactical delivery model, conflict management and organizational development.
    • Accountable within their functional discipline for global process optimization and consistency, the selection and application of tools, alignment of internal resources with external partners, the advancement of performance metrics to established best-in-class benchmarks, and measurable advances within their discipline.
    • Thorough understanding and experience with Workplace Programs. Critical/Analytical thinking, Program/Change Management, Consultative Behavior, Leadership/Teamwork skills. Develops solutions to complex problems, which require a high degree of ingenuity and innovation.
