Amazon is currently looking to hire an experienced Manager - Real Estate to join the team and play a critical role in supporting all property acquisition activity across Amazons India Network. Regular Pan- India travel will be require and this role reports to the Sr. Manager Real Estate.In this role, you will support the India team to ensure the timely completion of new lease transactions including renewals, expansions, terminations, and reconfiguration of existing warehouse space. This encompasses the entire process from working with the local management team in defining the requirements, lease negotiations (business and legal terms), on-site surveys, comparative financial analysis of lease transaction, and project management to affect the end result. Your primary objective in this role is to provide adequate, cost effective storage/operation space for Amazon on the continent given the market conditions working to challenging deadlines and budgetary requirements.Key Tasks/Responsibilities:Deliver the Real Estate requirements of the assigned region in keeping with the overall strategy for maintaining and developing space requirements of Amazon India Warehouse/storage strategyAbility to monitor and manage large construction projectsDevelop a strong team of capable of working on and delivering various Real Estate requirements of AmazonDevelop strong relationships with developers, property consultants, and key govt. functionaries in the assigned geographyStrong understanding of the Zoning rules, Development planning byelaws, Master planning and Land title due diligence.Discuss with local stakeholders and governmental bodies to ensure support for FC (Fulfillment Center) expansionsInnovate and structure complex real estate transactionsLandlord relations, negotiation and contractor management, including escalation of any issues beyond regular daily activityStakeholder management across different levels, both internal and external, Basic qualifications BE (civil)/ B. Arch. / LLB with PG in management / PMP / MBA with BEExperience/Skills required:1. Significant exposure to Industrial, Commercial and Retail real estate asset class2. Significant transaction management experience with ability to close agreements, due diligences and commercial terms in line with corporate policies.3. Industry expert with strong network of key players in the market4. Strong knowledge of construction, budgeting, valuation and scheduling of large construction projects5. Asset Management skills (property and buildings), including the acquisition and disposition of assets and lease administration6. Experience of team building and team management7. Ability to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills)8. Knowledge of financial analysis techniques including discounted cash flow and capital budgetingUnderstanding of real estate trends, best practices and the vendor marketplaceThe ideal candidate will have a strong real estate transaction background, with significant experience in a similar role at management level. The ideal candidate speaks fluent English, any additional regional language would be an advantage. BE (civil)/ B.
