Job Description

    • Rental Renegotiation with property owners Basis Business potential /requirement
    • Complete execution of Landlord Scope of Work within given timeline, in coordination with Landlords and their project vendors.
    • Periodic meetings with Property owners to understand the challenges and remedial action required.
    • Close Coordination with Real Estate Team to understand the challenges pertaining to Landlord/property and providing resolution
    • Landlord relationship Management
    • Prepare and present required Business Daily/weekly reports and highlighting the project status and shortcomings.
    • Carry out periodic maintenance of the property thru Landlord
    • Monitor the performance of hired contractors of Landlord to ensure efficient performance of duties and quality of work.
    • Identify and address arising tenant issues/complaints
    • Maintain an updated knowledge of property taxes, accessibility and values to ensure efficient management of property
    • Account reconciliation and recovery of OSW, Diesel deduction, loan, advance rent etc with landlords and developers.
    • Provide owners with periodic updates on the status and condition of a property
    • Ensure Property operations are in line with government policies and housing regulations
    • Handling all the disputes/deficiencies related to property
    • Conduct regular inspection of Property and facilities to ensure they are in good condition
    • Oversee the repair and replacement of damaged parts of a building or property in coordination with Landlord
    • Follow up with landlords for payments of House tax, Conversion charges
    • Maintenance of History Files
    • Issuance of intradepartmental reports.
    • Settlement of OSW deductions and handling landlord complaints on quality of work carried out on site
    • Refund of OSW to landlord for work not carried out.
    • Coordination with Project team and vendors.
    • Handling landlord complaint on damage done to building while Project teams scope of work at site
    • Negotiating with landlords/developers for expansion area/extra spaces.
    • Settling Landlord complaints on mis handling of property by operations
    • Resolution of Site damages by operations & water seepages issues with Landlords.
    • Ensuring timely Payment for Rent, CAM, DG, Electricity & Water in coordination with Finance/Legal/RE
    • Issuance of Affidavits, Memorandums, MOU to Landlords in coordination with Legal
    • Issuing letter to Landlords for noncompliance.
    • Close coordination with Legal team of property owners/developers
    • Coordination with legal/RE team for lease deed registration
